A resort that fits its surroundings
Before choosing an image for holiday accommodation, understand the place and how it will operate. The landscape is part of the project, alongside access, services and everyday operations.
Read the site before placing buildings
Walk the plot and record slopes, views, existing vegetation, paths and the relationship with neighbouring properties. Distinguish observations from matters still needing study. A visit helps formulate questions; it does not replace the technical, planning and environmental reviews appropriate to the location.
Using that information, compare different positions and groupings of accommodation. Ask what each option retains, what it transforms and what movements of people, supplies and vehicles it would generate. A proposal should explain those decisions, rather than rely solely on an attractive image.
Design the working day too
A visitor sees the room and places to relax; the operator needs to receive goods, clean, store linen and handle problems. Draw those routes alongside the guest’s journey. Addressing them later may require decisions already made to be reconsidered.
Study which parts of the programme are needed at the outset and which might be approached in phases. Each phase requires its operational independence and conditions to be reviewed, without promising that a future extension will be authorised. The aim is to make decisions with a complete investment and operating scenario.
Make the proposal reviewable
Words such as integrated or sustainable need to become decisions that can be examined. Describe the siting approach, alternatives considered and maintenance plan. Where technical performance is proposed, ask the relevant professional how it will be substantiated and which documents support it.
Madercon proposes assessing these developments with an agreed scope and the collaborators each case requires. For a first conversation, prepare the location, intended use, indicative capacity and status of the studies. This allows a paid initial commission to be considered before making construction commitments.
