Before we start.
Clear answers about the project, the first commission and how we work together.
Which projects can you assess?
Individual homes, apartment buildings, housing developments, resorts and holiday accommodation. We also assess structures, roofs and timber or hybrid solutions. Each opportunity is considered according to its brief, location and scope.
What does project management mean?
Organising and coordinating project decisions: feasibility, specialists, costs, schedules, procurement and construction monitoring. We agree which part we take on and who is responsible for each task before starting.
Can I commission a specific stage?
Yes. You can commission feasibility, technical definition, costs and procurement, or construction coordination. Each service has its own scope, deliverables and fees; commissioning one does not require taking on later stages.
Do I need a site or a technical design?
We can talk while you are exploring an opportunity. To proceed, we need the location, intended use and available information. A site or technical design allows us to define the study more precisely.
Is the initial study paid work?
Yes. The study is a professional commission with agreed scope, fees and deliverables. Sending an enquiry helps assess that possible commission; it does not commission a study or construction.
Is there a minimum construction budget?
The open-book construction model starts at a €20,000 construction budget and is assessed against the complexity of the commission. This is a construction threshold, not a study fee or an estimate of what your project will cost.
How are costs agreed?
We first define scope and cost criteria. Under the open-book model, actual costs and management fees are shown separately; bids, milestones and changes are approved as agreed. A fixed price requires a sufficiently defined project.
Who takes part in each project?
The architects, engineers, manufacturers and specialist contractors the commission needs. Responsibilities, resources and collaborators are agreed for the specific scope, together with how their work will be coordinated.
Do the images show completed works?
The history gallery and completed-work carousel bring together references from Madercon’s archive. Images in the residential, multi-residential and holiday lines labelled as conceptual visualisations illustrate a design direction for future projects.
